Emery Estates
Protective Restriction Covenants
All the lots in the subdivisions, are hereinafter referred to a “the lots” or “the lot”, and the lots shall be subject to the covenants and restrictions hereinafter set forth. These covenants and restrictions shall be considered a part of the conveyance of any lot in Emery Estates. The provisions herein contained are for the mutual benefit and protection of the owners, present or future, of any and all lots in this subdivision.
The exterior of all structures including roofs, walls, exterior doors, garage doors, windows, patio areas, screenings, awnings and other portions of the exterior of the structures must be maintained in excellent condition and repair.
All sidewalks, driveways and parking areas within the lot shall be kept clean and free of debris and cracks, damaged or eroding areas on same shall be repaired, replaced or resurfaced as necessary.
Outdoor clothes drying will only be permitted behind a dwelling in an area which is screened from view from adjoining neighbors and roads. Portable outdoor clothes drying racks are encouraged and the same shall be removed when not in use.
These Convenants and Restrictions are to run with the land and ensure to the benefit of and be enforceable by the owner, or owners of any land or lots included in the Emery Estates subdivision, their legal representatives, heirs, successors and assigns. These Covenants and Restrictions shall be binding on all parties and all persons claiming under them.
